The Watershed is an affordable housing project for seniors, developed by Community Partners for Affordable Housing with development management provided by the Housing Development Center.

The Watershed is located in the Hillsdale community of Portland, a designated regional town center in the 2040 Growth Concept. The Watershed is adjacent to bus lines numbers 45, 64, 44, 54, 56, 61 and 92. Beyond the transit accessibility of the location, the project provides excellent access for residents to walk to a wide range of businesses and services in the Hillsdale retail district, including the Hillsdale library.

The Watershed consists of 50 units of affordable senior housing (9 percent tax credit), a 2000 square-foot community center, and 2700 square-feet of commercial space. Forty of the one-bedroom units are for senior households earning 30 percent of the median household income for the Portland region, eight of these units are reserved for formerly homeless veterans. There are eight additional one-bedroom units and two additional two-bedroom units available to seniors earning 60 percent median household income. In addition to these 50 units for seniors, there is one unit for the building manager for a total of 51 units.
