To begin the regional growth management discussion, Metro has developed this long-range population and employment forecast. Metro, the three counties and local governments are engaged in a collaborative planning process through which they will refine the long-range population and employment forecast and allocate 30 years of the forecasted growth to various locations in the region.

- 1999 Employment Density Study (PDF)
Job density parameters are estimated by industry and by geographic subareas of the metro region. These job density parameters are in the form of observed FARs and observed building densities (i.e., square-feet of building space per employee). These density parameters are detailed in this report.

Residential Lot Values and the Capital-Land Substitution Parameter Using sales data on recently constructed homes in the Portland Metro area for the years 1996-97, we have examined the effect of lot size on the sales price of detached and attached single family homes.

- Residential Lot Values and the Capital-Land Substitution Parameter (PDF)
Using sales data on recently constructed homes in the Portland Metro area for the years 1996-97, we have examined the effect of lot size on the sales price of detached and attached single family homes. In addition we have used the hedonic equations to construct an estimate of land value from which we were able to calculate a value of the elasticity of capital-land substitution.
